Quick look at the upcoming HQ Condominiums project on 140 St at 106 Ave in Surrey City Centre. HQ by Porte Homes comprises three 6-storey buildings, and is scheduled for completion in late 2018. The development will help to define Surrey City Centre’s eastern edge along 140 St on land that is currently occupied by large, mostly vacant suburban lots. The buildings will create more of an urban streetscape along 140 St and are consistent with the height and density envisioned for this area in the City Centre Plan.

Registration launches for ‘Centra’ on 101 Ave – UrbanSurrey

Everest Group has launched a registration page for their upcoming project ‘Centra‘ located on 101 Avenue near 139 Street. The 23-storey tower, which was approved back in 2016, is in essence, the second phase to the adjacent 21-storey Odyssey Tower built in 1993. The site of Centra was originally envisioned for a shorter twin of the Odyssey tower back in the early 1990’s but has sat empty for over 2 decades. The current design for Centra still integrates with the Odyssey site, but no longer resembles the 90’s post-modern architecture of the original tower.

According to the Planning Report that went to Council in 2015, the project will include 167 units including, ranging from studios to three-bedrooms, including 3 townhouse units fronting 101 Avenue.

New renderings released for City Centre 3 – UrbanSurrey

New renderings have been released by Stambol Studios of Lark Group’s upcoming City Centre 3 project in the emerging Health & Technology District. The 10-storey project, which received preliminary approval in October 2017, is the 3rd building in a series being developed by Lark Group to the north of Surrey Memorial Hospital near 96th Avenue and 137A Street.

As shown by the photo-realistic renderings, City Centre 3 will create a strong street wall along 96th Avenue, different from that of its predecessor, City Centre 1, which can be seen further to the west, stepped back from its podium. The ground floor will feature retail units fronting 96th Avenue, while the remainder of the building is expected to be leased / sold for a variety of office uses, particularly in the medical and technology industries.

‘Fraser Landmark’ coming soon to Fraser Hwy & 140 St – UrbanSurrey

A new 6-storey condo project first reported on back in February 2017, is gearing up to begin construction in the coming months. Called ‘Fraser Landmark’, the project will bring 121 ‘luxury’ condominiums and townhomes to the corner of Fraser Hwy and 140 St, directly across from Green Timbers Park at the south-east edge of City Centre.

Registration for the project is now open to potential buyers, with sales expected to launch on May 26, and construction to begin as early as August. The building, designed by DF Architecture, will help to create an urban streetscape through its sidewalk-oriented townhomes, and 6-storey height, replacing a vacant treed lot that exists today. The building will also be just steps from a future LRT station to be located at the same intersection, along the future Surrey-Langley LRT line.

Completion of the project is expected by December 2019.

Coming Soon: Ninety-Six – UrbanSurrey

A quick look at WestStone Group’s appropriately named Ninety-Six development on 96th Avenue at King George Blvd. Scheduled to begin construction this year, the 6 storey building will contain all purpose-built market rental housing units. The project will help to densify and infill Surrey City Centre’s southern boundary along 96th, and provide housing within close proximity to Surrey Memorial Housing, and the emerging Innovation Boulevard District.

Anthem Properties announces plans for City Centre – UrbanSurrey

Well known Vancouver developer Anthem Properties has recently posted information on their website indicating that they are working on plans for a substaintial redevelopment of a large site in Surrey City Centre at 13645 102 Avenue. According to the project page on their website, they have revealed that they are working on a new 1,500,000 Sq.Ft. Master planned community which will consist of 7 residential towers above newly created retail and office spaces. While no plans have yet been released, the website indicates that the project is ‘coming soon’ with no timeline given.

At present, the subject site contains a Save-on-Foods, Canadian Tire, and A&W Restaurant, and is mostly covered by a large under-utilized parking lot. Under the City Centre Plan, the site is designated to be broken up by 2 new roads running east-west, as well as a new ‘urban green lane’ running north-south. One of the new roads will be an extension of 102A Avenue, which is set to replace the Surrey Central Bus Loop and be created through other projects in the area such as the SFU expansion and recently announced 50-Storey Education Centre. The other road will be an extension of 103 Avenue which is also being created through developments in the area. The Anthem project will extend both of these streets through to Whalley Blvd in the east, improving both vehicle and pedestrian connectivity in the area.

May 2017 – UrbanSurrey

Developer Tien Sher Group held a packed Town Hall meeting today to present their vision and plans for a revitalized Whalley. Dubbed ‘Whalley District’, the plan is for a development consisting of 3 high-rise condo towers and 1 low-rise condo building over a mix of commercial, retail, community, and plaza space on the south-east corner of 108 Ave and King George Blvd in the historic heart of Whalley. Tien Sher has already developed the neighbouring ‘Quatto’ project at Whalley Blvd and 108 Ave, along with ‘Balance’ on Grosvenor Rd, and the currently under construction ‘Venue’. 

While news of the development is not new, having been under application since 2015, what is new is their now announced plans to partner with a local arts group to bring a significant arts component to the project as a means to revitalize and bring culture to the Whalley area. It is expected that community space will be provided in the development for the non-profit arts group and their programming.

At the meeting, Tien Sher presented their plans for the introduction of a pedestrian-only street through the centre of the development dubbed the ‘Flamingo Block’ on what would be future 136A St. The Flamingo name comes from the long-standing Flamingo Hotel which has been on the site since the 1950’s, but will be torn down to make way for the development. At present, the City of Surrey wishes to see this as a future road open to traffic, however Tien Sher is leading a petition to build it as a pedestrian-only street where public art, cultural programming, and gathering could take place. This would compliment an additional proposed plaza/park on the corner of 108 & King George, also to be build as part of the development.

The project, which is expected to appear before council for preliminary approvals and public hearing before summer, is to be built in phases beginning with a 6-storey condo building with retail below along Whalley Blvd at the east end of the site. This will then be followed by phases 2-4 consisting of a 35-storey, 37-storey, and lastly a 46-storey condo tower(s) above commercial, retail, and arts/community space. It is expected that the first phase of the project will break ground by Spring 2018.

In the meantime, the arts group is looking to engage arts initiatives around the City Centre right away, and is seeking anyone who would like to become involved. Ideas for arts initiatives that can be introduced in the City Centre are wide ranging, from murals, public art, beatification projects, community groups, activities, and more.

SFU’s first phase of expansion in Surrey continues to progress quickly at University Dr and 102 Ave. The building has now reached 2 levels in height north of its future atrium, while a double height first floor and lecture theatre are under construction on its southern portion. To the north behind it, Prime on the Plaza also continues to rise, now at a height of 10 storeys.

SFU’s Sustainable Energy & Environmental Engineering Building is the first of a planned 3 phase expansion of the campus on the parking lots surrounding Central City. A residence tower is also planned next to this current phase on the remaining portion of the site framed by the ‘L’ shape of the building, fronting 102 Ave. It is expected that the Sustainable Energy & Environmental Engineering Building will be completed as early as spring 2018, and open for classes by fall 2018.

Today, Surrey Mayor Linda Hepner held the 3rd annual State of the City address at the Sheraton Guildford Hotel. This year the focus of the event was on economic growth and the transformation of the city, as it evolves into Metro Vancouver’s 2nd designated metropolitan centre. As part of the address, the city launched the Invest Surrey initiative, a 10-year economic strategy outlining how the city is positioning itself to attract investment and develop into a robust, diverse, and innovative economic engine within the region.

As part of the address, the Mayor spoke on the rapid change that has been happening in Surrey City Centre over the past few years, and the anticipated acceleration of that growth over the next decade. Five investment themes were identified for the future of the city which include:

  • Entertainment/Lifestyle,
  • Digital and Information, Communications Technology,
  • Smart Cities,
  • Transportation & Logistics, and
  • Research & Development/Innovation

Over the next 10 years, Surrey City Centre is to increasingly become a centre for major employment, services, higher-density housing, commercial, cultural, entertainment and institutional activities, connected to the rest of the region by SkyTrain, LRT, and Frequent Transit Network routes. City Centre will be home to a diverse population, including new immigrants & established residents, young professionals, families & children, youth, and seniors.

The Mayor highlighted a ‘NEXUS’ program for streamlining transformative development within the City Centre. A number of ‘transformative’ projects were identified as already being part of the program, receiving fast-tracking through the approvals process. These include:

  • SFU’s new Bing Thom Architects designed Sustainable Energy & Environmental Engineering Building currently under construction.
  • Lark Group’s Legion Veteran’s Village project at 106 Ave & City Parkway which will include Legion space, veterans and market housing, and a centre for Post-Traumatic Stress Disorder research and treatment for veterans and first responders.
  • Concord Pacific’s already approved 42-storey Park Boulevard project. When complete it will be Canada’s first interactive illuminated residential tower, lighting up in sync with the arrival of SkyTrains at King George Station.
  • Anthem Properties’ 2 million sq.ft. City Centre development which is set to transform the current Save-on-Foods/Canadian Tire site at King George Blvd and 102 Ave. The project will bring a new mixed-use neighbourhood to the site, complete with 7 residential towers, commercial, and office space, retail shops, a restaurant row and vibrant urban green spaces.

Also highlighted were the emerging City Centre hubs for Education, Finance, Government, and Innovation. These include Innovation Boulevard, the University District, the Financial District, and the Government Hub:

Over the next 10 years, these hubs are expected to grow and form synergies between each other, transforming Surrey City Centre into a robust economic engine, and distinct metropolitan centre, attracting people and business from across the region.

Reliance Properties and MacDonald Development’s Prime on the Plaza is beginning to rise quickly now over University Drive. Over the past month the building’s 4-storey townhouse / retail podium has taken shape, with work on the tower floors now progressing at a rate of about 1 floor per week. With the tower now 7 floors above ground, and 30 floors left to go, it could reach it’s final height by the end of the year, in roughly 30 weeks or 8 months.

To the adjacent south of the project, SFU’s Sustainable Energy and Environmental Engineering Building also continues to progress quickly, with that project now 1 floor above ground for much of the site, and work beginning on the 2nd floor.

West Village Park & District Energy Centre Open – UrbanSurrey

After nearly 2 years of construction, the new West Village Park and District Energy Centre officially opened last week in the rapidly growing West Village neighbourhood of City Centre. Located at the corner of Central Avenue & 133 Street, the new 0.7 Acre park was designed by Vancouver’s Space2Place Landscape Architects in conjunction with a community consultation process, and is one of 10 new parks planned for City Centre. The park includes a plaza, stage, green space, play area, benches, picnic tables, and a distinctive hexagon pattern of concrete, cork, and landscape beds. In addition to the park, a new segment of Central Avenue was opened, with a new sidewalk and dedicated bike lane (now standard on all newly constructed Collector and Arterial Roads in Surrey).

The main feature of the park is the new West Village Energy Centre, designed by Vancouver’s Francl Architecture, and complete with an art installation titled ‘Blankets’ on the building’s stacks. Operated by Surrey City Energy, the centre is the first of  3 District Energy Centres planned for City Centre, with the remaining two to be located near King George Station and Gateway Station in the future. These District Energy centres are intended to provide reliable, cost-competitive, and sustainable heat and hot water services to the City Centre’s growing high-density population. They work by distributing thermal energy, typically in the form of hot water through a network of closed-loop underground pipes to individual customer buildings. As new developments come on-line, they can connect to the District Energy System for their heating and hot water services.

Bosa’s BlueSky towers heading to Public Hearing – UrbanSurrey

Bosa’s BlueSky Properties received 1st & 2nd readings by Council on Monday night for their upcoming, recently re-branded, ‘BlueSky’ project at 104 Avenue and University Drive. The project, previously thought to become the next phase of ‘University District‘ is now set for Public Hearing and 3rd reading (preliminary approval) on July 9.

Released in the Planning Report to Council on Monday were updated renderings for the project, superseding a previous design from the original 2011 application on the site. As part of the new 2018 application, tower heights have increased to 28 & 37 storeys, and incorporate a more contemporary ‘box-shaped’ architectural design. In addition, a new north-south lane will be dedicated along the site’s eastern property line, as per the City Centre Plan, helping to achieve a finer-grained road network.

Designed by Vancouver’s ZGF Architects, the two condo towers will contain a total of 742 units above a 3-storey townhouse base fronting both 105 Ave & University Dr, and 4-storey amenity podium with ground floor retail and rooftop pool at the corner of University Dr & 104 Ave. The project will create a strong urban streetscape along both University Dr and 105 Ave, and help transition density further northward from the city’s emerging civic core. The project is targeted for completion and occupancy by summer 2022.

Prado Cafe coming to 3 Civic Plaza – UrbanSurrey

Vancouver’s Prado Cafe is coming to 3 Civic Plaza this fall. Revealed today in a video produced by Surrey604 on the under-construction tower, the trendy coffee house/bakery is set to open their first location outside of Vancouver in a brand new space fronting Surrey’s new Civic Plaza. Prado Cafe is a well-rated, local chain serving freshly baked-in-store goods, 49th Parallel coffee, and lunch / brunch style food options. The chain’s other locations include Gastown, Commercial Drive, and Fraser Street in East Vancouver.

Prado Cafe will be a much welcomed addition to the Surrey Central area, and is a sure sign of the revitalization underway in the neighbourhood. It will offer locals and visitors a new independent option for fresh quality food and coffee.
